PHASE I ENVIRONMENTAL SITE ASSESSMENT
Phase I ESA to detect any evidence of actual and potential risks of contamination of the property

In the context of the upcoming purchase and sale transaction of three residential buildings 9331- 4342 Qc Inc. wish to get an update of the Phase I Environmental Site Assessment (Phase I ESA) produced in 2002 by Services de contrôle Teknika inc.for the land and buildings on lots 2 262 692, 2 262 693 and 2 262 694 located at 32. 34 and 36 Brunswick Boulevard in Dollard-des-Ormeaux.
Enviro 3D accepted the mandate given by 9331-4342 Qc inc., represented by Mr. Tinel Timu, to conduct an update of the Phase I ESA in view of the upcoming sale of the properties and exercise due diligence.
The Phase I ESA follow the principles of the CSA Z768-01 Phase I-ESA Standard of the Canadian Standards Association (CSA) which requires the review of all readily available documents to establish the studied property and its neighbours’ past and current activities.
Information gathered from various public registries and documentation, such as maps, aerial photographs, etc. show that buildings were the first present on site and were built in the late 1970s. The site had a previous agricultural usage. Since then, no other usage with environmental associated risks were present on site. It is noted that building and activities located on boulevard Saint-Régis have many types of commercial/industrial usages. At this time, with the information in hands, we do not anticipate any major issues and foresee any environmental risks or environmental history related to the property and adjoining sites.
Considering the analysis of data obtained during consultation of available records, the site visit, this Phase I ESA did not reveal any historical, immediate or potential environmental risks.
Also, there is no indication of any environmental risk related to the site history and soil condition and we do not recommend to perform a Phase II Environmental Site Assessment.
